Today I’m speaking specifically to Sellers. Why? It’s because the selling season has officially kicked off! It’s getting warm out, snow is melting in the mountains, the trees are budding, and flowers are starting to pop! This is important because it feeds into what Buyers are looking for.
When walking into a home they want to have an EXPERIENCE that draws them in and when they walk into your house they can easily say “YES” and make an offer. This time is year is critical because Mother Nature is there to support your home, the flowers are blooming, trees look nice and homebuyers are going to see what it’s going to be like in your home both on the inside and the outside. Plus the community that surrounds it.
Creating a Home Buyer Experience
How do we create that customer experience that makes a Buyer pay top dollar? It starts by focusing on interior design and staging. That means we are minimizing spaces and adding or improving the colors within the home that will make it pop. While also highlighting the TOP STRENGTHS of the house.
The same is true for updates and repairs. Focus on the repairs that are going to make the most impact without blowing your budget or taking on projects that will take a really long time to complete.
Why This Works…
When Sellers knock out the staging and interior design, along with the updates and repairs (no deferred maintenance) we are putting focus and highlighting the top strengths of the property. The photos capture the best of the home and the surrounding community in a way that Buyers will take notice. Mostly because the home shows well online and tells a story. And that is where all buyers are starting their home search these days. We are essentially going where the eyeballs are!
A badass digital marketing campaign, supported with a little bit of print will always drive the initial customer experience starting online. When we make a great first impression Buyers will show up excited and ready to buy this house or decide that it’s not for them.
Make Them Say YES or NO
With any listing, Seller’s want the feedback to be EXCELLENT every single time. You literally want the reason why someone doesn’t buy your house to be something that you cannot physically change, like location, not enough space, or bedrooms. Whatever that is for the buyer that they’re testing when they walk your house.
When we create this customer experience, it allows Buyers to take action and pay the price you’re asking or maybe even more if there’s a competitive environment in place.
Selling Your Home for Top Dollar
For all the Denver Home Sellers out there, I want you to know that 2019 is all about digital marketing. It’s where all the attention is at. Buyers aren’t going to open houses or talking to salespeople to start their search. Buyers are starting online. Period.
By creating a customer experience that starts online you can build excitement and when a Buyer walks into your home they are literally going to validate what they expect to see and check the box to say “YES”.
I share this
So when we create an experience for Buyers looking at your home online, they see everything they love about your home and during the tour, it’s easy for them to take action and write an offer.
That’s my goal whenever I represent any Sellers out there. I want to get top dollar in the shortest period of time. And do everything I possibly can to achieve that!
